Excel Group undertook an extensive refurbishment and remodelling of existing building to provide additional and upgraded accommodation including new gym, showers, WC provision.
Thermal improvements to the building fabric include new thermally efficient and solar-controlled glazing, upgraded insulation and roof coverings and significant improvements to the air-tightness, all exceeding current building control standards. New MEP installation including highly-efficient ventilation, heating and cooling throughout further assists in the efficiency of the building and provides sub-division into nine units from the original single-use building.
Structural remodelling included the formation of a double height reception area and opening-up of glazing elements to provide a focal point and break-out/meeting area, with a high-quality fit-out include bespoke steel and timber spiral staircase setting the standard for the fit-out that extends throughout the building.
Additional accommodation provides a substantial Gym and class studio, showers, with additional WC provision and break-out areas through the building, all with high-quality FF+E.
Internal improvements followed a soft-strip including new MF/grid ceilings, floors and modern flooring and decoration.
